Spring visit: everything that fails in a heatwave

Coil washed, capacitor tested under load rather than just measured, contactor inspected, charge verified, condensate line cleared and airflow checked. Capacitors and contactors are cheap in April and are the two most common July failures.

Autumn visit: heating and the drain

Heat operation checked, safeties verified, drain pan and float switch tested. A blocked condensate line is what puts water through a ceiling, and it is preventable in ten minutes.

You get the readings, not a sticker

Every visit produces the same measurements written down, so you can see a system drifting year over year instead of finding out when it stops. No automatic renewal and no pressure to buy anything on the day.

About maintenance.

Does a maintenance plan actually save money?

It reliably prevents some failures — a washed coil and a tested capacitor genuinely change the odds. It does not prevent all of them, and anybody promising you it does is selling. The honest case is fewer emergencies and a system that reaches its expected life.

How often should I change the filter here?

More often than the box says, because of the dust. A one-inch filter in a Phoenix home is usually a 60 to 90 day item, and closer to 30 during monsoon season.
